No wonder he cant sell it, he would have to fix it first and the smell is probably mold from all the rain and snow getting in. He'd have to pay to get it cleaned. and since hes fucking broke, his only choice is to just abandon it at this point...

Was it actually confirmed that it was specifically his condo that has a massive hole in the roof? Wouldn't he get off the condo hook with insurance? And his or not, the whole building would probably have to be condemned if there's seriously been an open hole there long enough for things to start growing inside.

OMFG. WHAT IN THE FUCKING FUCK?!?! If we're absolutely sure that hole is over his property, that's so super illegal, and extremely actionable. We're talking like, everyone can sue him.... the municipality, his HOA, his neighbors, the lender (which raises a whole other question.. he bought that place with a FHA loan, IIRC... I can't imagine he would have gotten away with cancelling homeowners' insurance on that place & stayed off the radar if that's a FHA loan.)
That monstrous fucking hole in the roof compromises the structural integrity of the entire complex. And it's going to continue rot rot rot.. Jeopardizing the safety of his neighbors. Left/right/below. Can you imagine being next door to that??
Even if he honestly doesn't realize it's there, that won't matter in litigation. Due dilligence.

I can confirm, I also have a ton of additional photos of the area around it as well as the halls and the entire place stinks.
Doesn’t matter if it was. It would tank the property value by proximity.
